When considering OOS investing, look for markets with strong economic fundamentals, such as job growth, population growth, and low unemployment rates. This can help ensure that there is a demand for rental properties in the area. I personally invest in Columbus, Ohio and I think we have a great hybrid market for appreciation and cashflow with affordable price points.
When vetting homes that are out of state, make sure you work with a trusted agent who has experience in the local market. They can provide valuable insights about the property, its condition, and the local rental market. If you are considering Ohio, you have an advantage as you are already familiar with the area. Hi @Eric Don, I'd have to agree with the other posts here that if your immediate market is not working for you, consider investing out of state. I think it forces you to really be an investor instead of a landlord. A good place to start would be markets in the Midwest with lots of population growth and job opportunities. I would recommend checking out Columbus OH and Cleveland OH.

Hi @Giancarlo Valverde Barriga, it sounds like you're in a great position to start investing in real estate! I would start by looking for and attending local REI meetups. They're great opportunities to network and find someone you can offer to help on their projects.
If you are looking at oos investing, Columbus Ohio could be a great option. Columbus has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's Hospital, and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a low PP.

Welcome to bigger pockets! I would consider markets in the Midwest for lower price points and a good return on investment. I personally invest in Columbus, Ohio. I think we have a great hybrid market for appreciation and cash flow.

Based on your situation and how much capital you have, try to decide how you want to invest in real estate and which market you plan to invest in. You can do research and listen to podcasts for hours but the best way to learn is by networking and experience. My recommendation would be to talk to an investor-friendly real estate agent in the market you plan to invest in because they can be a great resource. Begin analyzing deals and get a feel for that market!

I invest locally in Columbus. I would say the extent of the deal depends on your goals and where the property is located. There are areas in Columbus where the properties do not cash flow but they have a great rate of appreciation. There are other neighborhoods where your numbers would point towards a bad rate for cash flow. I would love to talk more in depth, I will send you a DM.

Being a real estate investor is definitely not a get-rich-quick scheme, but it does not have to be painful. You seem like you're already in a great position to get started.
