I would agree with the other posts about looking into Ohio. I personally invest in Columbus and I think we have a great hybrid market for appreciation and cashflow.

Congrats on starting to grow your portfolio out of the country! I think this is awesome, it forces you to really be an investor instead of landlord. When considering investing in other markets, look for markets with strong economic fundamentals, such as job growth, population growth, and low unemployment rates. This can help ensure that there is a demand for rental properties in the area.

It does not matter where you start as long as you develop your Core 4. The core 4 is David Greene’s long-distance investing strategy and consists of a realtor, contractor, property manager, and lender. Once you have this team in place, you should be able to invest in any market confidently.

When vetting homes that are out of country, it's important to work with a trusted agent who has experience in the local market. They can provide valuable insights about the property, its condition, and the local rental market.

      Welcome to Bigger Pockets! It seems like you have a solid idea of what you're doing. If you're looking for a market, Columbus Ohio could be a great option. I invest locally in the city and we have seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's hospital and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a low PP.

      Welcome to bigger pockets! I think most of the people on this platform share your love of real estate. One of the reasons I do is there is so much creativity with financing. If your dad is experienced, see if you can get him to partner on the deal with you. Or a great way to get started is to house hack. You can get away with a low downpayment if you're owner-occupying!

         I would love to build cash flow every month, but want to be sure that this isn't too short-sighted. Deep down I would like to say long-term appreciation, but my first initial reaction is prioritizing cash flow.  I definitely need to do some work on getting a Core 4. Did you have any problem weeding out people that weren't trustworthy or had a lower skill level? Since I am a novice, my confidence in vetting people are very low and wouldn't know the right questions to ask.

        Hi @Guchan Ozbilgin, I think Cleveland is a great option for cashflow. Have you also considered Columbus? I personally focus my investments in Columbus, which has seen a significant increase in property values and is expected to continue this trend in the future. This is due in large part to major corporations like Intel, Honda, Nationwide Children's Hospital, and Wexner Medical Center investing heavily in the region and creating numerous job opportunities. Additionally, Ohio has favorable landlord-tenant laws that provide landlords with more rights and protections.
