While Cleveland, Austin, and Peoria are all good markets, I'd recommend considering Columbus, Ohio, as well. I came across a deal similar to this in Obetz, Oh. My buyer was not able to obtain financing on it. Since it is not zoned properly, every lender I talked to said underwriting would not approve the loan. Unless you're paying cash, something to consider. And even if you are paying cash, you may have difficulty selling down the line if you're not able to rezone.

Hi @John Su, snow removal is typically handled by tenants for 1-4 units. Just make sure the property is maintenanced properly. Things like roof and gutters, heating systems, and insulation should all be in good condition. Utilites should be left on to avoid freezing pipes.
Overall, it's not a huge concern in Columbus. Your major concerns are still the same (HVAC, roof, foundation).

I agree location is key for a STR/MTR. Since you are a first time out of state investor with little STR experience, I reccomend running your numbers more conservatively. As a backup, try to find deals where the numbers could also work as a LTR. I invest locally in Columbus so free to shoot me anything you're looking at, I'd be happy to provide an opinion!

Congrats on your first duplex :) Since you're living right next door and have one tenant for now, I reccomend self managing. I think doorloop is a great landlord tenant software that you can collect rent, track payments, and keep records.

Hey @Jagger Boyer, unless you have more time on your hands and have a strong network in that state to help with leasing, rush to the property for emergency repairs, help with evictions, handle inspections and turnover.... I'd recommend hiring a pm!

Congrats on starting to grow your portfolio out of state! I think this is awesome, it forces you to really be an investor instead of landlord. I think you're looking at a great RE market too!
It does not matter where you start as long as you develop your Core 4. The core 4 is David Greene’s long-distance investing strategy and consists of a realtor, contractor, property manager, and lender. Once you have this team in place, you should be comfortable to invest.
When vetting homes that are out of state, it's important to work with a trusted agent who has experience in the local market who can provide valuable insights about the property, its condition, and the local rental market.
My team and I also have a good infrastructure in place for out of state investors (i.e. connections to contractors, property management companies, lenders etc.) Please let me know how I can help!
