Hi @Karthik Arun, the MLS is usually the most updated and reliable. However, it could be a mistake on the listing agents part. I also recommend having your agent reach out to them directly for details!

Hey @Rickey Brunson,
If you're looking at using FHA financing, I'm assuming you're planning to owner occupy the duplex. With that in mind, you're probably not cash flowing off of one units rent. You'll end up paying a portion of the mortgage out of pocket.
Turnkey duplexes in Columbus are usually at least 200-250K. Most areas in Columbus have strong rental demand. If you're looking for under 200K, you may want to focus your efforts on Hilltop, Franklinton, Linden, etc. Looking forward to connecting and discussing more!

Thank you for sharing your story, I think this is a great example of a successful house hack! What are your investment plans moving forward? Living in a market with high price points can be difficult to scale passively when you're doing rent by the room to cover expenses. Have you considered investing out of state? I personally invest in the midwest and I think we have great price points compared to rent.

Depending on your investing goals, I think it's worth it to look into markets in the midwest! I invest personally in Columbus, Ohio and I think we have a great hybrid market for appreciation and cashflow in our MF deals. Looking forward to connecting!

Great goals! I would also recommend house hacking to start off. There are not always the best deals on the market for multifamily so make sure to connect with a realtor that sources you with off-market deals!
