While it is always better to start investing in your backyard, you can ultimately invest out of state for a better market and returns. I think this is awesome, it forces you to really be an investor instead of landlord. When considering OOS investing, look for markets with strong economic fundamentals, such as job growth, population growth, and low unemployment rates. This can help ensure that there is a demand for rental properties in the area.

It does not matter where you start as long as you develop your Core 4. The core 4 is David Greene’s long-distance investing strategy and consists of a realtor, contractor, property manager, and lender. Once you have this team in place, you should be able to invest in any market confidently.

When vetting homes that are out of state, it's important to work with a trusted agent who has experience in the local market. They can provide valuable insights about the property, its condition, and the local rental market.

I invest locally in Columbus, Ohio. I think we have a great hybrid market for appreciation and cashflow.

    This is a great price point to get started in Columbus, Ohio. You can definitely find a duplex or triplex under 350K. I invest locally in the area and I think we have a great market. Columbus has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's hospital and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students.

        If you are looking at oos investing, Columbus Ohio could be a great option. Columbus has seen great appreciation with many new jobs being created from large expansions by companies such as Intel, Honda, Amazon, Nationwide Children's hospital and Wexner Medical Center. It is also home to Ohio State which has 60,000+ students. Cleveland is another great option here as it is consistently known as a top market for cash flow with opportunities to get in at a low PP.

        Hi @James Johnson, I would have to agree with the other posts that you're better off renting and buying an investment property. Especially since you have the capital upfront to do so. Once you get a few investment properties going, you can consider purchasing for yourself and have the rental income offset your morgage. 


        If the numbers are not working where you live look at investing in other markets. A good place to start would be markets in the Midwest with lots of population growth and job opportunities. I would recommend checking out Columbus OH and Cleveland OH.

It'd definitely a change from CA but I think you'll fall in love with the world of real estate here, just as I did! A duplex under 300K is definitely do-able. I'd love to help you pick an area!

        Investing locally to start off is always best, but that does not work for everyone's situation. I do not think looking into other markets would be a mistake, just make sure you develop a good team in that market. Good agent, property manager, lender, and etc.

        Hi @Keith Tarasiewicz, I find that it's a great time in Columbus to buy. I personally focus my investments here as we have seen a significant increase in property values and is expected to continue this trend in the future. This is due in large part to major corporations like Intel, Honda, Nationwide Children's Hospital, and Wexner Medical Center investing heavily in the region and creating numerous job opportunities. We currently have a hot buyers market but I still find great deals for my investors on and especially off market.

        Hi @Ruben Sanchez Jr, have you considered Columbus, Ohio? I personally focus my investments here because I think we have a great hybrid market for appreciation and cash flow.
