Duplexes and Quads are hard to come by these days. We do a lot of wholesaling here in Atlanta and metro areas as well as a lot of JVing with other investors. I receive anywhere between 5-12 deals a week and hardly ever see any small MFU. I'm not saying they aren't out here but whenever they do appear, investors are locking these deals up in literally one day if it's a deal worth buying. 

I suggest to stay away from these "up and coming" areas. Most are C class areas that appear to be slowly converting over. I've heard the worst of the worst stories from seasonal investors at siminars. Even though it may pay off in the long run years down the line, Atlanta has plenty of rent friendly areas that are already well established that will give you a great return on your investment.

I've ran across a few MFU recently with decent ROI's. Some even 100% occupied. However they were off-market deals and the hardest thing with that for an investor is being direct to a decision maker. Many wholesalers turn into a "seller's rep" in this case not knowing they've received a portfolio that's been passed down a daisy chain over and over again.

Quick question:

I've always co wholesale and jv on all my deals. My wholesalers/sellers have kept me quite busy for the past few years. I've now decided to invest my marketing dollars towards seller leads instead of buyer leads now that I have a solid buyers list with investors I've closed many deals with.

My question is can I legally list a property on MLS with a realtor after having it under contract? I've gotten both yes and no answers. I'm located in Atlanta. Your help is much needed

I purchased his Find Cash Buyers Now system. I can honestly say that it's help grow my business. The end result is his software providimg you with investors/companies that's purchased real estate within the time frame you choose (last 30, 60, or 90 days). Your also able to see how many assets are owned with provided address, the type of real estate purchased residential/commercial, price purchased at, and the list goes on and on! Your even able to target investors by counties re was purchased. After selecting the investors/companies you chose to target, it provides you with a template to create your letter for direct mailing and automatically prints out the address for you. Cost $99/mth but you can discontinue at any time. I used it for 3 months then decided to let it go. So if your working with a good amount of investors and wholesalers that has properties to sell, it should fit into your business perfectly

@Aaron McGinnisI started renovating homes at the age of 14 yrs old with a friend of the family. Guess I violated labor laws as well? When 21 yrs old, I started handling my own projects. I've installed flooring for clients that cost well over $2,500. In December 2015, I completed a vinyl siding job that cost the client $4,700. I could go on and on but fact is not all investors are turning to GC every time they need work done outside of electrical, plumbing, and HVAC. Even with these three services, a General Contractor isn't needed if you have a licensed, electrician, plummer, and HVAC technician doing the job. 

Also I'm very familiar with State Law Requirements and yes you are correct. Work exceeding $2,500 does require a GC. But many of us know cheaper alternate ways to get the job done with the same results other then hiring a GC who's only going to hire others to paint walls in a house, put floors down, then combine the "two" jobs into "one" invoice exceeding $2,500.

@Nick BrubakerFrom my understanding, the only difference between a subcontractor and a GC is that a GC is licensed to build ground up. Licenses are required when you need a electrician, plumber or HVAC work to pass inspection. Banks and other lenders may require a GC. But if your using your own cash, there are plenty of contractors/subcontractors out there that gets the job done and stands behind good work that can renovate properties inside and out. However, if you do decide to go this route, I would strongly suggest to only hire contractors who are insured and bonded

@Jose Vasquez Welcome. BP is a great place for anyone who's looking to be active in RE. I had a rocky start myself seven yrs ago when I first started wholesaling. The best advice I can give you is to network, network, and know who your dealing with. My first year was rough because properties couldn't be delivered after contracts we're submitted to the "seller." If I can help you in anyway, feel free to contact me direct
