@Pamela Holmes That's awfully strange. I actually put my fee on the contract under the stipulations. For example:

∙ This is an "as is" sale

  Seller is to provide clear title at closing

Seller is to pay Pamela Holmes a $1,000 marketing fee.

Or you can use a simple marketing agreement. I use one that's only 4-5 sentences long. Another option is to have the buyer pay you your commission. Just make sure you have an understanding with the closing attorney because regardless if your fee is on the actual sales contract or on the marketing agreement, it needs to be listed on the HUD to guarantee your pay

 There's an app called Meetup you can download on your phone that will keep you in the loop with just about every rei meetup no matter what city you live in. Just join the groups of interest and you'll receive weekly reminders with the next meetup details. Everything is self explanatory using it. Hope this helps.

@Husam Alnajjar Your absolutely wrong sir! Us as wholesaler can not buy real estate with no money but we are able to "sell" real estate with very little to no money. 

Bigger Pockets is the best place to learn these techniques because it's absolutely free to listen to the multiple podcasts on here where investors are pretty much teaching step by step how you are able to do so. Don't discourage the other newbies on here because you lack the education that many others including myself have found success in.

Hey @Nely Jonassaint. You should look into finding an owner that's willing to do a lease purchase agreement with you. I have investor buddies that have master the art of Lease Purchase and actually rents these homes out to tenants while having the property under contract with the owner. Or you yourself can choose to live in the home. Just make sure you have a two year renewal clause in your contract giving you the option to renew your lease agreement for an additional two years if you decide to do so. Many investors just sell the home after the four years depending on the market. What @Abel Curiel is considering is a good option but is only available for first time home buyers.
