Hello All,

I'm under contract to purchase a lot in East Point. I've renovated my own projects in the past as well as been a project manger overseeing complete renovations for midsize apartments.

I'm currently looking for recommendations for a framing crew (not a GC) for a new build that is familiar with code and knows how to read plans. All help is needed

@Ruben Kanya We use Halperin Lyman for all our closings. Tonya who's located at their Midtown office usually handles all our transactions.

@Rae Remer If I'm not mistaking, you actually have to hold a broker's license to start your own PM company? I could be wrong.  Also "only" 10% is a little on the high end especially starting out. My investors are paying in the ballpark of 7-8% and 9% at the most. But in the same sense, you get what you pay for. Good luck.

Willie Smith 40 deals in 12 months? Dream bigger my friend! Set goals higher! I work with realtors that co-wholesale with us and are currently closing 1-2+ deals/mth on the side. I'm sure many other investor friendly realtors are closing more. If real estate is your passion? Never settle. Change that number to 80 deals in 12 months and stay consistent and persistent!

@William Hubbard III Peoplestown in 30315 is a great market to invest in. It's located within a mile from Turner Field which Georgia State University has agreed to buy. Market value is steadily increasing. However you'll find more rehab deals and lots for sale in the area. 

Some parts of 30314 is safe to invest in but there's a good side and bad side

30312 is Conyers which is 15-20 mins from downtown which you probably know a lot about. Your more then likely to find solid buy and hold deals here that's already rented or won't need as much rehab to get it ready for a tenant.

@Lynne Jacob We wholesale a large volume of deals monthly and as a wholesaler that has been a part of well over 50+ transactions, take it from me...your not gonna find those 65-75% margin in deals out here anymore. 65% and a little higher is realistic but 75% LTV is definitely out the pictures. Many wholesalers these days try to get rich off one single deal because of greed and also their lack of knowledge of the market. I've had a number of our deals emailed to me at a 10k price increase.
