Curious on the general tenant application process for residential properties? Do you use software? If so, which ones? Do you require a background check? Do you require a credit check? If a prospective client wants to see a property, do you schedule a showing and then if they are interested, ask them to fill out an application? Then run a background / credit check? Curious on the interest of an automated application process via text?

Greetings! Trying to gauge the popularity around call answering services for property managers? Do you use call answering services? Are they helpful? If not, why not? Any other feedback around call answering would be helpful. Thanks

@Mike U., Good question. There are many ways to approach this but I prefer to rely on housing data to better understand a housing market, rather then someones opinion. There are many resources that you can refer to but one example is Redfin's housing data. https://www.redfin.com/news/da...

Scroll down the page until you see a graph and enter the city or county that you want data for. Following, housing data for that region will populate and allow you to see historical data for the past 3 years. 2020 - Present. You can see new listings, pending sales, homes sold, median sale price and much more. 

This is a great resource to start off with and get you going. I hope it is helpful.

In any case without much context, I would recommend using software for your property management which includes support for the maintenance process. 

There are main good free and cheap options out there is you are getting started. A lot of them handle maintenance as part of their offering. This is a good resource and reviews of some options: https://everyreitool.com/blog/...

If you are looking for just the minatenance request part of the process, maybe what you need is work order software.

With the work-flow that you outlined, do you have a system to monitor the states of maintenance requests so that you know what you or other people on your team need to focus on? An example would be a ticketing system. Do you use software, excel, property management software or other ticketing system to manage these steps? Thank you
