I have been following the thread above.  I have targeted Houston Texas ( Harris county), but the competition is extra ordinary. Atlanta and Houston are my targets.

what is the status of the Atlanta tax deed auction now?

My strategy will be more of #3 above.

Read J Scott's BiggerPockets presents :The Book on Estimating Rehab Costs and The Book on Flipping Houses, written J Scott.

You will not be bored!!! Both books are in-depth and with life examples.

Thanks. That is exactly the kind of approach I had in mind...Its a win-win for all parties if the numbers make sense..Like you rightly pointed out, you don't have to be a lone ranger in such a place but if in conjunction with other rehabbers, it may turn out a worthwhile effort and the city, people, investors will all be better off for it.

With respect to title, since buyer of the trustee deeds does not get a clean title, he will need to initiate a quiet title action to perfect same?

 But just a second thought @Terri Lewis is it possible for investors to adopt same attitude of helping to improve depressed area while handling the so-called war zones? Just a thought if through real estate could add more value to the entire system by improving such areas?
