@Brandon Turner This would be a great topic for a podcast as it is a pain point for many newbies and veteran investors. Maybe have topics on the same podcast that cover other items that fall under the “benefits” category??? I assume many folks have many questions about replacing their “benefits” if they were to leave their job. Maybe discussions with other BP folks that have replaced their “benefits” would help educate us that have not replaced them. The forum post pertaining to these topics do not seem to get much traction. Where a podcast can be listened to repeatedly. Just a thought.

Just wanted to post my thoughts on virtual staging. I recently completed a fix and flip property and thought about staging it. After looking at cost I was like "NOPE" I can't see spending the cash for that. Plus I have always moved properties fairly quickly without it. Well my agent said what about virtual staging??? HMMMM??? Whats the cost I ask? It was very reasonable. In short we listed the house with virtual staging and had tons of showings that led to an accepted offer very quickly. Would I have had the same result without virtual staging? Maybe but I sure feel like we hand many more lookers because of it. Here are a couple of examples... Hope this helps.

@Damon Snyder I just did a property using this method and it worked great. Contractor did a great job and should hold like a champ. I found this to be the cheapest way to fix the issue. No leaks and everything looks wonderful. My repair cost about $6500 for the entire front of the home and included a tile system to remove any water that may come in. Good luck.

All... I am rehabbing a large historical building in downtown New Albany right now. This project will take 6-9months to complete. I am looking for other large downtown buildings in New Albany or Jeffersonville as well. My current project is roughly 10,000 sq. ft. and will be a mix use building when complete. Looking forward to the finished product. New Albany and Jeffersonville are finally starting to get traction, slow but it's getting there. Perfect time to buy and hold in these areas.

I am also looking for up and coming neighborhoods in the downtown areas of New Albany and Jeffersonville. I am looking for flips or rentals. If anyone is interested in working together feel free to reach out to me. I would love to get more involved in these areas.

As for Louisville (Shivley) I would be very picky! There are some okay areas but I would much rather invest in PRP or other areas of the city. You can make good money in rougher areas it just depends on what you want to deal with. I find deals all the time in areas much better than Shivley for the same prices as Shivley properties. My advice would be take your time and choose the area wisely. Again, some areas of Shively aren't too bad, just do your homework. If anyone needs any help in Louisville let me know. I have been investing here for many many years and I know all areas pretty well. Thanks
