@David D'Errico I have not used them but I have been speaking to them quit a bit. Leigh is very easy to talk to and responds quickly. They appear to be great folks and I like their thought process. I haven't pulled the trigger as I have been able to self fund the projects I have going now. I would say reach out to them, build a relationship and add them to your list of options. I am sure I will be using them in the future.

I have a large historical commercial property that I am starting a rehab on and am in need of a skilled carpenter/framer. Any help would be greatly appreciated.

@David D'Errico Good job.... Nothing like being creative and making things happen. I remember my first deal and all the hoop jumping I did. Of course Bigger Pockets wasn't there to help at the time so I was really learning on the fly. Hopefully your rehab goes smooth and you sell quickly. If you are in the right area of Louisville you will have no problem as properties are selling very quickly!

@Russ Fallon Welcome. You are in the right spot. I too had the same thoughts many years ago. Just stay focused keep pushing forward and you will reach your goals.

This will be vague but a start.

Hot Spots: NuLu, Highlands, Butchertown, Germantown, Clifton.

Great Spots: Most areas east of 65 are really good.

Good Spots: All other areas are good meaning cash flow is great but areas are hit and miss.

STAY AWAY FROM SPOTS: West end! Mostly from Watterson Xway north and west of 65. Also neighborhoods around Churchill Downs are not so great but can cash flow well.

All in all the city is great and has a lot to offer. I feel prices are getting a little high but there are still deals to be had. You just have to know the areas well and pound the pavement.

@James Beam Welcome. I invest in the areas you described as well as west of I65. I have bought, rented and sold some commercial property although I would like to look deeper into commercial. Bringing this post back to life! I have been lucky enough to land more deals than my main crew can handle right now and I am looking for another good crew. I have subs but I really need a "GC" like person or small crew that can handle these jobs start to finish for the most part. Any and all referrals would be greatly appreciated.
