Welcome. Louisville is a great place to invest for sure. What part of Louisville are you from? What areas are you familiar with? What areas do you "think" you would like to invest in? I am always looking for deals and there are some I pass on that you may be interested in. You will find BP a huge resource but if you need anything particular to Louisville feel free to reach out to me.
Attorneys I use. Borders and Borders, Henry Schildknecht Attorney. There are others but those are the two I like.

@George Hermann The article doesn't give that info but I would assume since most of the apartments are most likely section 8 that the renovated apartments would be offered to some of the section 8 tenants and would also bring in non section 8 tenants at market rent rates. I agree that just renovating them and may not do much for rent rate increase but it may help with the "feel" of this area. Right now its not that great and any improvement is a plus in this area.

I have noticed that apartment rehabs have been more common in some areas of Louisville Ky. Here is a link to an article about the largest apartment complex in Louisville that is being renovated as I type these questions.
The questions:
1. Do renovated/new apartments help or hurt the single family rental rates and occupancy?
2. Do renovated/new apartments increase the value of single family rentals in the area?
3. Would you purchase more properties in an area like this "thinking" that the improvements to the apartments will have a ripple effect to the surrounding area?
I have a few properties in the area where this large complex is being renovated and I "think" this is a good thing for the area for sure as these apartments are in bad shape, but I am not sure about the questions I have above. This area is a lower income area and again not sure the impact renovated/new apartments would have on single family homes in the area.
Thoughts?

@Chuck B. Actually I got a lead on a couple wholesale properties yesterday in the area. One on Logan and one on Shelby. I think the ask was $60k for both and I kinda of brushed it off as I said I just never really knew or liked the area. Your thoughts on those streets?

@Chuck B. I have looked at a few deals in this area but I always feel that it is still just a little rough for my liking. That said I don't know the area very well so I wouldn't know the "good" areas. I too would like to get together and learn from your knowledge of the area. Maybe we can all get together and just BS about Louisville as a whole and get to know the Shelby Park area a little better. It would also a be a good time to meet a few other BP members.
