I think you should ask yourself what you want out of your real estate investments. What are your life goals and so on? I know so many people that ask me this question to only get started and not have any idea why they started investing. Ask why. Then ask why 4 or 5 more times to each answer until you get to the real reason for investing. Then it will be very clear as to why you want to invest therefore you will know which path to take. @Rich Somers My experience with 100 year old plus properties always cost more than expect for the reasons already stated. If you can get second opinion to the home inspectors from licensed contractors I’d go for it. I assure you things will be pricey on that old of a property. In Louisville area is key to making such a rehab even worth the effort. West end I wouldn’t be interested. Highlands or Old Louisville May be worth it. Again more eyes you can get on it the better to me. Good luck.

@Tyler Bodi 40216 is a big area and depending on where you are at in the 40216 this may be a fair deal or a not so good deal. I personally like PRP better than Shively. If you are north of the Watterson the property values are a little lower and the rent a little lower. If the appraised value is $74k I would like to be all in at roughly $50k. That's all in meaning any repairs done and ready to rent. 

You should get a better rate and term from your bank. Hard money will be a little pricey but if this is a deal then it may be a good way to get into the deal and then look for some better financing later.
