Wasn't a title insurance policy purchased for this foreclosure auction winning and if so, wonder how did they not catch the 93 mort (2nd?) lienholder against the property and address it regardless of who the successor company might be now.

acme properties?  acme commercial? etc

in all states that i know of, an entity doesn't need a licensed pm/re professional to manage its own properties.

conversely, many if not most property managers not only provide pm services to other commercial landlords, but have their own owned portfolio and employees who build/rehab properties, and others who screen/service tenants, and others who do both. sounds like u want to do/focus on the latter (after the 'but')

As a matter of disclosure and public record, I can't fathom a title company in a disclosure state to NOT record the true purchase price.

If it were possible in your state wouldn't most all buyers have their purchase price omitted cuz 'you always have to think about resale'?

Ie in CA, real property tax is based directly on the most recent sale price; thus it is imperative that figure be accurate on public record ie tax/appraisal office. Perhaps Ohioers are lucky that their real property tax isn't based directly on the most recent sale price, but I wouldn't be surprised if it has to be on record available to the public for other fundamental reasons like homesteading, bankrupty proceedings, civil claims, property disputes, etc etc.

Nevertheless, would love to hear of the closest tactic to achieving this in a disclosure state! =D

 hiya Stephen just to reiterate, make $3,000 a month, plus sold well practically*everything i own - well obviously not my laptop but some top level domains and other intellectual property as well as my car, phone, and a couple caramel pink albinos.

if there is a domestic violence issue with them ( u feel threatened) it might help in some way getting them out. document all your stress and aggravation and of course incidents. be safe! 

other than that, allow the eviction timeline to take its course starting TODAY, documenting everything unlike u started off doing. GL

by the way alot of evictions are done PRO SE.  the internet becomes u!

update since feb (in 2mos) i sold most everything i own aside from RE, saved up $80k, which i just pretty much blew as my offer on bankowned building for my non-profit humanitarian project was accepted earlier on today and am getting the wire into escrow started tomorrow. so now i'll be down to virtually $0 cash hopeful may 1 will bring with it the big money rent rolls until then i'll practically be starvin aside from pb & wheat bread slices & 1 heineken left in da otherwise emtpy fridge & empty house.

now i will have 2 properties that are paid off (and 2 properties i manage for a family member overseas from whom i get a generous % rent split) but no $ to invest anywhere else, and bad credit. 

is there any way to borrow against my bigger property  to buy a 3rd property or will lenders nevertheless have a problem with my bad credit (negotiated cc debt after letting em go to collections)? 

otherwise this time now that i sold everything i own aside from re i will just have to wait till i save up 100k as originally planned and that could take a coupe years at least.

a day to day or week to week basis? 

i mean to say, i don't mean your obvious occasional big purchases, the loan/tax/insurance payments, and/or all the tax that goes to uncle $am on ur short term flips.

buy everyday or weekly expenses.

for me lookin at my debit card $100 there and $200 there most every day of the week at home depot and sometimes as much as $900 in a single purchase (2 oversize carts); that's over $2,000 a week! 

tsk, tsk, what can i say, plywood, copper pipes, even landscaping materials are so pricey. is it just me or did the price of drywall at homdep jump like from $8 to nearly $11 a piece in just a couple months?!

so for me, its materials! i console myself by reminder that at least its toward investment as opposed to gambling or drinking etc, mehhh
