wow, it used to be that VISA holders with a work permit, a SSN would be issued for work  and VISA holders that were not authorized to work would be issued a  ITIN upon request in case they intended to bank or register (ie, at school, college, university, hospital, etc).

re: misuse..

banks ,employers, insurance companies and hospitals use SSN's... are they misusing SSN/ITIN's because they aren't necessarily 'government agencies'? LOL

aren't they the same number of digits? just in different spacing. ie,

SSN# 123-45-6789

ITIN/TID# 12-3456789

i could be mistaken though..

Thanks guys but I've used epoxy on indoor concrete before and it peeled on me and a few clients (like oil/latex paint!) quite a few times even though concrete was prepped to the t. 

They just dont make paints like they used to nor how they promise it will bond! 

Will still consider it though as linoleum when old does seem to crack?

Good luck with underwriting! 

HML is short term and based on equity for approval, whereas conventional may be more long term but be prepared for stringent underwriting and all which that encompasses.

i'm TOTALLY sold on Roy's presentation of why lino's far superior to vinyl and Dumitru thanks for pointing out why vinyl might be a lousy option even though at face value (appearances) it appears so liquid resistant and durable.

will totally go with linoleum and maybe even when we renovate the run down bath in the building, use linoleum even there!

well yea i can see how wsing to a buy and hold investor would live in it and/or rent it out til later sale whereas generally a flipper might make a lowball offer esp if going to rehab before next sale.

Selling wealth techniques, yeah. I don't see the motivation it actually instills. If anything, I find it highly laughable.

 I do see the intrigue as they portray to minionlike masses, that anybody can just quit their day job, and follow their techniques in order to invest and get wealthy with little or no money/credit.

Then in teeny tine fine print at the end of the infomercial it states that most students of the guru make little or no money afterall =D

If wanna be flippers [or investors] would just stick to the three Fs (find, finance, flip) [or skip the finance and wholesale or skip the flip and rent out]  it would be much simpler and they'd save 20k to 40k+ to ACTUALLY invest in real estate instead of wealth techniques mumbo jumbo.

thanks a bunch Dimitru, at the moment indeed had totally forgotten about sealing concrete first.

haven't checked out prices yet.. is linoleum really just vinyl sheeting?

heh, i'm always worried about this situations as i'm a pet admirer myself and do find them so invaluable to wellness especially for the elderly, the disabled, and a few other niches like seizure predictions, etc. ditto for horticulture/gardening but fortunately houseplants dont normally cause any damages or liabilities like a tenants' lethal dog bites suddenly becoming the liability of the landlord as certain court cases in america have actually found (the landlord to be the statutory owner responsible for the dog's damages). 

i couldn't decide whether to put a 2M or 250M price tag on a toddler's loss of life, my bad in the story line!

it will be interesting to see how popular 'therapy' animals become, perhaps as popular as 'medical' mari-J already is here in CA?

has anyone had any experience bidding or buying on real estate listed on ebay? how did it go?

i often see unimproved land for sale listed on ebay even in such prime markets as beverly hills and malibu areas, and occasionally even a home in los angeles county for auction/buy it now.

have bought cars on ebay before with no big issues but doubt i'd ever buy real estate on there cuz of clear title concerns!

In your state, who customarily purchases (pays for) the title insurance policy, seller or buyer?

And in the scope of investment property bargains, ie distressed sales, cloudy titles, etc, does anyone these days still buy real estate without title insurance?
