I can't imagine making a sandwich with mayo that who knows who has done who knows what with before I got there. Yuck! I can imagine too many nasty things going into those jars. 

So are you saying you put all kinds of nasty things in open condiments? Is that how you do things? You pull the lids off a squeeze bottles just to get all down and dirty with condiments? Lick the open lids and stuff?

Frankly, people don't do anything nasty like you are thinking. People squeeze the mustard on a hot dog and put it away. Simple as that.

 Kids do all of the things you've named and more. Did you miss the crazy people a few months ago who were licking ice cream and putting it back in grocery stores? Do you know why you have to take the lid off of squeeze bottles and remove the seal before you can use the ketchup? People do nasty things.

We believe in being prepared for emergencies, but we don't fret too much over what-ifs.

We keep enough cash in our personal accounts to cover at least 1 year's expenses. We have no debt, so that is less than it might be.

We own 12 rentals, also debt-free. We have enough in reserves to pay the current year's taxes and insurance, plus an emergency or 2. Monthly receipts are enough to cover most repair/maintenance issues, including something major like a roof or furnace replacement.

Rabbits.

I had a tenant with a pet rabbit. They let it wander loose in the house and it dug or chewed the carpet under the furniture. The damage was hidden during inspections, so we didn't catch it until they moved out, and of course the deposit didn't cover it.

Pitbulls.

Our city has a ban on the breed, so this one is easy.

Be prepared. Your new "rock star" agent is going to lie to you. Your PM is probably going to lie to you. It sounds to me like your "core 4" is on shaky ground.

 I don't know if there were extra charges as they would have been the seller's responsibility. 

The title company we use is very fast and very thorough. That's why we use them. We buy with cash and often close in 7 to 10 days. The first purchase I mentioned above took 3 months, and the second one took about 6 weeks.

We had something similar happen with a house we were buying. Many years ago it was sold without getting the wife's signature. She and her husband were dead, so the title company tracked down the woman's children and got them to sign a quit claim deed. We didn't find out about all this until closing because the title company just considered it all part of doing their job.

There was another house that we bought from a church (it was the parsonage.) The land was donated to the church in the 60's and they built the house. The legal description on the deed was completely messed up and made no sense at all, so a survey was done. The larger parcel that this lot was carved out of had only changed hands once in all those years, but the current owners lived out of state, so the title company had a bit of trouble getting all the signatures they needed. Closing took over 3 months instead of the 3 weeks we had planned on.

Bottom line is, the title company should take care of this, and the cost is the seller's problem.

We've had a PO Box and no mail service to our home for over 30 years, so that's mostly what we use, but also Cozy.
