Say that closing will be no sooner than ___ days (as long as you can get) and is subject to court approval. Your goal should be to tie up the house until you can buy it. You can start looking for a buyer as soon as you get an approved contract from the Executor or PR.

Get a non-refundable deposit of $1000-$1500 from your buyer which will be another investor. They will know how this process works, and be willing to wait for the process to work itself out if you have a good deal.

Also, I see outstanding balances on the foreclosure records.. :/ Maybe I'm not getting how that works? Wont the bank want these unpaid balances, or is they now a moot point??

Jon Holdman, J Scott, Ibrahim S, Kyle Weimer! Thank you so much! Ok! Now I know where to place my focus! So Can I ask a few more questions as I get on with my process.. I have found a few properties that seem to be going into foreclosure, with either auction dates coming up, or auction dates that seem to have passed already?? Do you suggest I try ot find the owners of these properties, or is it already too late for that? These properties are NOT listed anywhere that I can find...

Jon Holdman, Thank you! So, what's your opinion on REO's? Isn't it the same situation? Anyone can see them?

So, you'd say a better deal would be to find deals, via marketing and or/driving for dollars, and THEN use these resources, in conjunction with county records, to research the local properties that I've found?
Sorry, just trying to make sense of it all, and clarify in my head! I've read SOOO much! LOL! it all begins to run together! :D

So, here's a question that may seem REALLY dumb.. but, here goes! If the properties I am researching are listed in the MLS and other listing sites, WHAT makes the one I find, and am after, MY deal?? and if they are listed, doesn't that mean that there's something wrong with them, if not why hasn't another investor or wholesaler already scooped it up?!
