From what I gather, white letters seem to be the way to go for probates! (Thank you Sharon Vornholt) Small yellow cards seem to be the way to go for absentee owners (Thanks Blair H) [<--Joshua Dorkin, couldn't tag him either! lol!] Sooo.. my questions is, what have wholesalers found to be the best method when marketing to pre-forclosures? :)

Hi all, I am looking for updated information on list services. I have been researching the forums and see listsource, realtytrac, foreclosures.com, Melissadata, etc. My questions are:

1. Do you all obtain leads for both absentee owners and probates from these services? Can you get both? or can probates ONLY be accessed from your local court? Is there a way to differentiate between the two types of leads?

2. I've read some old posts, looking for the LATEST consensus on these listing services. At one point, listsource was great, now not so much??

3.Is there a way to pull pre-foclosures, absentees and probates from one source listing company?

I would appreciate EVERY one's input! Michael Quarles, Sharon Vornholt, @K. Marie Poe, What are you're thoughts! :)

Will Barnard & Nick J., Local title Company?? NOD list?? Can you please expound on this? How would one go about getting this list? Is it just something you can call and request??

And I noticed you really don't use list source anymore? Does you're company also provide Leads? Just curious about it all, since this is exactly what I am researching at the moment! :)

Thank you Arktavious Sally! Yes, I think after careful research, I've actually decided against the bandit signs. I can't afford any fees, if I forget my signs, so I'm going with the yellow letters and whatever else I can find. Luckily, my background is in Marketing, so I guess I'll apply what I know to this as well! :D
