I have joint custody of my kids. Love them to death. I just don't know why I'm paying child support if we both have the same amount of time with them. It should not be called child support it should be called "giving my ex extra money to get her hair and nails done support.

Put the rentals in an LLC and get a separate bank account for the LLC you just made. Use this strictly for business/rentals only!
You can then determine how much you make each month. Lets say you write yourself a check for 2k each month. Your child support would then be factored out of that 2k.
Im not a lawyer, this is just how i have it set up lol
Chris K. is right. Im no pro or anything, but i would suggest to at least go out and look at the house to determine repair costs and all that jazz.

Hi everybody!
Well i got a lead today about buying land. She said she has 9.7 acres with a pole barn and a garage.
Would it be possible to wholesale this? She hasnt told me how much she wants for it, but she has sent me the address to go take a look at it.
I have no idea what or how i should go about this! Should i just walk away?
How should this be handled?

Okay, so I'm very new to real estate. I've been wholesaling for 3 weeks and all I've been focusing on at this point is marketing. I have business cards that i pass out to everybody, and i mean everybody. I sent out 60 letters every week since I've started , i drive for dollars almost every day, and i drive around with a we buy houses sign with my phone number on my car and yet my phone is still dead. Ive had 2 calls, and those 2 people were not motivated at all, and Ive found 2 leads that werent deals in no way shape or form.
Am i doing something wrong? Am i marketing wrong?
Help and advice would be much appreciated!

I'm very new to investing, so i thought about starting out as a bird dog as it seems like the easiest thing to do to get started in this kind of work. After reading the Michigan State Laws, bird dogging seems illegal. Although some of the posts i have read on this site, there seems to be ways around these laws.
"Article 25 of Public Act 299 of 1980, as amended was created, to license and regulate the practice of real estate brokers and salespersons in Michigan. Article 25 defines a real estate broker as an individual or an entity, who with intent to collect or receive a fee, compensation, or valuable consideration, sells or offers for sale, buys or offers to buy, provides or offers to provide market analyses, lists or offers or attempts to list, or negotiates the purchase or sale or exchange or mortgage of real estate, or negotiates for the construction of a building on real estate; who leases or offers or rents or offers for rent real estate or the improvements on the real estate for others, as a whole or partial vocation; who engages in property management as a whole or partial vocation; who sells or offers for sale, buys or offers to buy, leases or offers to lease, or negotiates the purchase or sale or exchange of a business, business opportunity, or the goodwill of an existing business for others; or who, as owner or otherwise, engages in the sale of real estate as a principal vocation."
So what kind of letter should i write to the homeowners, that do not break none of these laws?? I'm stuck! In need of much help!
