@Sebastian Johnson I made about 200 calls to find someone willing to do a seller carry back. I would suggest you finance what you can afford to and carry back the rest. Happy to chat through strategies to help!

@Garrett Nuzzo I did both of my down payments as cash reserves. I would hate to risk it somewhere and lose it. It does kinda suck its just sitting there but I want total liquidity on it. How much are you looking to put down?

@Account Closed I am looking to close next year on a property in Playa Del Carmen, my wife is a Mexico citizen and can own the property and not be on a land lease. I havent researched much into it yet but lets connect and chat about strategies.

@Aseem Malhotra I would instead look to do a mastermind focused on flipping. That way you have an expert sharing the info and also other people learning around you to help hold you accountable!

@Sky Cornell I suggest an equity partnership. For your LTR and STR deals you have them do down payment and up front expenses. You manage and then after its live you guys split costs 50/50 and split profit 50/50. This gives them security you have skin in the game and also allows them to sit back while you work on the deal.

@Alexis Johnson depends on what you are looking for. If 15k is all that you have saved up I would put every dollar down on a place. I would try and get to a point where you know what city you want to buy in and then look at the general prices of 4/5 BD houses. Get to a point where you have 5% of the PP and an additional 5k saved. This way when you close you have reserves in case it takes you sometime to get all the rooms rented! Hope this helps, I have a rent by the room HH in Redlands and I am happy to answer any questions
