Surplus funds is a tough niche to get into and successfully implement. I’ve been fortunate enough to make a decent living with it thus far. Much better than what I used to make as a corrections/probation officer. You can see some of the deals I’ve done on my website www.overagerefunds.com

I personally liked Bobs program and was able to make money following the steps outlined in the course. I’m not affiliated with Bob, just bought the course in 2015.

That being said, I don’t focus too much on the tax overages anymore. My business focuses on overages generated from mortgage foreclosures. Some of my deals are on my website www.overagerefunds.com

I’m happy to answer any other specific questions people may have on this thread.

Limit the amount of information you may be receiving about different niches.  Maybe you have lots of emails coming in daily from different websites or people talking about the latest and greatest strategy.  Unsubscribe from them.  

Focus on your strategy and scaling your business until you're where you want to be before exploring new strategies.

Finding buyers:  lots of different ways to do this.  You could google "we buy houses" and then the city you want to target or "sell your home fast" and the city.  

Do a search of the MLS or county records for recent cash transactions.

Just a couple ideas.

I hope you find what you're looking for Derek.  The second deal I ever did was up there on the east side of Bountiful.  

You could try marketing to delinquent tax payers.  Might bring about some good leads.

Where exactly are you looking Derek?  I've come across a lot of vacant lots in Salt Lake and Utah County recently while creating lists for my direct mail campaigns.
