You can have the buyer pay for closing costs so you would only be out the earnest money if that was negotiated and you just assign the contract.

As long as you know the turnover rate can be high for various reasons but if you screen the tenants well I would say it could be a great option! We have met with a few Student rental owners and they love the setup one even has over 600 units! Cashflow is great!

If you are going to leverage the money depending on the rents and acquisition cost near you I would say Multifamily.
