Ask if they own the property free and clear 

If there is a mortgage on the property

Ask if you can come see it 

Do rehab numbers and have comps ran 

then offer to bring a cash buyer and say you would like to have the exclusive right to market the property to your cash buyers list.

Mortgage writers make good money! That is mostly paperwork and most writers I know make over 6 figures.

Hit up a local RE meeting off some apps like meetup . com and search real estate! Should have some monthly meetings and they may be able to show you the process! Build your buyers list that way too!
