ok so you need private lending basically or hard money but they will want points up front is that an option? Do you have financials that back up your cash flow some can ignore the credit. 

Check on bigger pockets and search for some local ones that are investor friendly!

I would try too handle the rehab and the repair estimates they may do it by the sq ft and thats not too accurate. 

We do not have LLCs for each property we have 4 layers 

Umbrella and brand company then the company under it 

Construction/Company that holds title are on separate LLCs and we have a separate management company.
