 If you do delayed financing, you have to purchase with no lien on the property.  You can then pull out the smaller of 75% of the value of the property or 100% of what you purchased it for + rehab. 

This is a strategy I’ve used a bunch. Allows you to speed up your velocity of money quite a bit.

I've used BOE in the past - but not sure they will go as low as your 60k number.
