Is this going to be your first deal? I'd highly recommend using an agent early on. You don't know what you don't know... and you probably want someone on your side who actually holds a license.

My advice is to jump in on a deal that is “good enough”. You don’t know what you don’t know until you have started. I learn something new in every deal - much more than I can learn here on the forums.
