Hello BP, my name is Jay and I would like to introduce myself to the forum as I have been around for a while and have not had a chance to. Currently working that 9-5 in corporate finance space in the Bay Area trying climb the ladder, but have long been interested in real estate since my second job in a residential RE firm.
My goal is to start from SFR buy and hold and build up my portfolio. I'm very interested in using the BRRRR method. After listening to many BP podcasts/audio books and have been doing a lot of research, I still feel like it brings quite a lot of risk for a newbie like myself despite still trying to understand how much to leverage or how to estimate rehab costs. I understand there are ways to mitigate such risk such as to start networking and build a rockstar team in the local market I plan to invest in.
The areas I'm focusing on right now are Indianapolis IN and Kansas City MO. If you are an expert and local to these areas or even if you just want to talk about RE, feel free connect!! I will be active here as I continue to acquire more knowledge and learn from all of you.
Happy investing!
Hey - hit me up if you ever want to chat. I'm local and might be able to help you get started.

Any help will extremely appreciated.
I currently invest in Indi and love it.

Generally yes, and regulation.

I have mixed feelings having done it in the past. You can often times get great tenants who are terrified of losing their stipend. That said - I've had the opposite as well. Generally, I try to avoid C areas.

@David Moudy Manages all my Indi properties and kills it. I’ve kissed my fair share of frogs and glad to have found David.

Definitely ask for referrals and verify them.
