@Luke J Nelsen I’m a fan of the Chase Ink Preferred card, they have a great signup bonus right now.

If you have multiple chase cards you can combine the ultimate reward points to one account. This is helpful for maximizing the points value when you redeem.

Amex has some good no fee cards that still earn cash back and have a smaller sign up bonus. The Business Blue Cash card is one.

I know that Chase and Amex do not report on the personal credit report.

Discover and Capital One will report on the personal and business credit, so for utilization purposes that wouldn’t help you.

In the situation of a single family house that contains an accessory apartment, what is the proper type of policy if the homeowner occupies the accessory apartment and rents out the main living space?

I’ve done remote closing selling a property, I provided power of attorney to the lawyers office doing the closing, reviewed the closing statement prior and gave the green light to close.

Seems really high, I would shop around. Think about what it’s really costing to access that 40k, that’s prob related to the income verification but I would talk to some community banks that maybe more flexible with underwriting.

Just for comparison I have been shopping a cash out refi on a duplex in Florida for around 270k, of the banks that will do cash out on a rental now I was quoted rates between 3.0% on a 30yr with $5600 in cost up to 5.125% on a 30yr with a $400 lender credit, seems to vary..just speak to as many lenders as you can.

@Matt Nico sounds like some good returns with that model, what areas of Orlando are your operating in?

Yes, some cards offer balance transfer checks as good as cash with 0% interest for a fixed time - 9-18 months, you just pay a 3% fee upfront. Depends on the card but I’ve gotten these offers from BOA, Discover & Barclays before.
