Hi everyone,

I'm thinking about becoming a rentometer pro.

I been analyzing 3 deals a day and now they are forcing me to sign up for the pro member ship.

Would you guys recommend me to sign up?

Thanks,

On your maiden deal, you're probably not 100% confident you'll make enough money for yourself, much less for a private lender.

I urge you to consider doing your first deal, however small it needs to be, with just your own money. Give yourself the gift of confidence and peace-of-mind that comes from having no pressure to perform before you are ready. Take it from one who learned this lesson the hard way!

 Hi mitch, ,

I will take your advice and just save up my money for my first deal.

Thanks,

There is money, and there are deals.  If you have more money than deals then it generally makes sense to buy and hold.  If you have more deals than you can possibly buy, or enough to keep you money busy, then it makes sense to take the big profit and roll into the next two deals.

 Hi Larry,

I dont own this property. I am just analyzing the property (rental property calculator)...

This house is a multi family duplex which is going for 434,000 USD . I counter offer with 380,000 USD (515,000 USD ARV) and i will be charging each unit 1,900 USD (1 percent rule) a month. I am planning on putting 28,000 USD into repairs.

Everything looks good except the Cash on Cash ROI. its around 5 % and I cant figure out how to adjust the numbers to get it to 12 %.

Can anyone help me?

Thanks,

Nickolaus Cabcabin
