1). I live in a city untouched by real estate guru seminars.
2). Bandit signs are perfectly legal here & there are currently no "We Buy Houses" ads in our local classifieds. [*cha-ching*]
3). High IQ.. I digest info about as quickly as it's presented. Thanks BP for feeding me the best of real estate wisdom.
4). "Pleasant demeanor." I'm not even sure what exactly makes people say that about me, but I've heard it all my life. It makes it easy to build rapport with sellers.
5). I work from home in online marketing. So even though I'm having to start my real estate career on the side, I get a lot more done than people who have to commute and who work away from a computer/desk.

Thanks for your input Gilbert! I wasn't sure about the set up, but I definitely could see it's too complex for me right now. The fact that I didn't completely understand it was enough for me to know it's not something I'm the least bit ready for... yet.
Still, it is something to which I can aspire. I've always believed that a detailed, well thought out long-term goal is better than just saying something along the lines of, "I want to scale up my real estate business and make a lot of money."
Now I have at least model I can copy in my market. No reinventing the wheel here. :)
One of my goals for 2015 is to become a licensed real estate agent, so it's a small step in that direction.

My max offer was $15,000. Houses in good condition in the area are going for $50-55k. For most of the leads, I make a ballpark cash offer first and if it's something the homeowner can work with, then I go to the house to get specific repair estimates.
From the pictures the homeowner sent me, I think it needs about $10-12k in repairs/upgrades. The front screened-in porch needs a little cosmetic work, carpet, some kitchen&bath upgrades and paint.

Ask around and see if anyone you know has recommendations of people they are familiar with whom have expressed interest in investing in real estate.

Yes I was referring to motivated seller lists. I know he asked about cash buyers lists but at the very end of his post, he also asked about finding out how much is left on a mortgage and how to know if it's a tax lien. For cash buyers, those things wouldn't apply, so I figured he was asking how to find those kinds of deals in addition to wanting to know about cash buyers lists.

The info about how much a person has left on their mortgage can be found in list from list source. You can filter by equity % and have it tell you the amount paid toward the mortgage. That's what I did on listsource.com.
As for tax liens, I used my county's tax assessor website to search for properties years behind on taxes. It was time-consuming but the response rate from my first batch of yellow letters was high. Your county's tax assessor website may also show when there will be tax lien auctions coming up.

Sorry, this is my 300th post and I couldn't let it go to waste. Coincidentally, while googling "This is Sparta," I came across this website:

VERY CLEVER of them to bid for that keyphrase, by the way.
To my newbie wholesaler eyes, their set-up is interesting. $3495 isn't bad for an assignment fee when you have volume.
But would this require a broker's license? Can someone explain to me how this is set up?
I might want to swipe this idea once I'm licensed and financially stable where I could realistically set up the systems and make this business model work for me here in GA.
I read the website, but their explanations are targeted at sellers, not other wholesalers who want to understand exactly how they're doing this.
Any input is appreciated. :)
