You can’t go wrong in Texas compared to Cali.  I can’t speak for other states though.  I am currently keeping my eyes on a 94unit complex.  Networking with the right people and weeding out the plethora of people that send you deals to look at is the key.

Make sure you’re hiring professional engineers/design planning team that understand the permits needed.  I wouldn’t be surprised your total cost is more than what you have so far.

@Jarrod Covey I do too, especially how bad this area was once before. I was looking at a condo for personal use and be able to do STR. But upon finding out the HOA will no longer allow STR. They will only allow 6 units to be used as long term rental (minimum of one year lease) and it will be given in a wait list style. So if you have a renter there, they can stay there if the same renter renews the next year, but if they don't then you go on the wait list to be able to rent it out again. That's if all six aren't rented out. Only 28 units and the majority have tenants. Great location! Too bad I can tell do STR.

Thanks @Chris Schorre I’m extremely familiar with the area. I was raised in Austin. I wanted to see what everyone’s thoughts on the movement and future outlook. Not a fan of Rainey area but so love the east Austin pockets.  I’ve lived all over this town!

@Neil Narayan thanks! You're right. The deal can't be done. An amendment was put in place to not allow STR. I closed on new door last week but this one will have to skip. Next.....
