What’s happening in Frisco and Prosper is new construction.  I’m not sure how you can make money there flipping. You won’t find much.  None of my investors that live in those areas invest there.  Go check out: Garland, Mesquite, Arlington and South Dallas areas.  Stat away from Frisco/prosper because it’s notning but new construction galore and single home families that will NOT cash flow!

Munger Place and where he’s looking into are two different places!  

Don’t care for Munger place....part of it is in ok area as close to great historic and higher end homes.  The other part is in super crime ridden area.  

What he’s asking about....I need more information.  Is it close to 12 and Skillman or Abrahams Road?   

Big difference between both!

I don’t mind educating you about the areas, the history (especially prior to all the movement, 80s, 90s) and which areas to keep an eye on. I live in Dallas, but I’m in Austin weekly as I have family and properties there.

@Joe Banks Austin is my hometown and I only stick to certain areas because of the location being prime. It’s why I’ve decided to invest in rental properties.  There are out there, but they do require some little rehab. You can send me private message asking me about the area more if you like.

Great thread and advice!  These are the types of posts every newbie needs to read.  I have seen these issues that "no one" seems to learn happen over and over with each real estate cycle.  It is unfortunate and when many lives are affected it is beyond sad.  I work with many investors and none of them have made their money this route or had the get-rich-quick mentality.  What investor likes to lose money? Why I question when someone says they are investors, especially when they are sloppy with numbers.  Real estate investment takes time and effort.

@Charlie MacPherson I knew a ring of people that did this because they got a friend of mine to be part of it.  She completely fell for it.  She never admitted to me, but the writing was on the wall with all the activities that came with it.  She’s in Thailand and to never return to the US.  I wonder why. I lost all respect for her and cut ties with her.
