Hello everyone!  Have been meaning to introduce myself but I’ve been super busy.  I have spent some time reading the forums and Brandon’s books that were purchased a while back!  I live in the DFW area and work for the best title company, Stewart Title. Of course I’m very biased!  My hometown is Austin so naturally I spend a lot of time there.  I’m not new to investing in rental properties.  I did this several years ago with family.  Everything was sold and we never got back to it due to family death.  So a lot of my plans were put on hold.  Well, it’s time to get back out there.  Last week I closed on a rental property and we begin demo soon. I am keeping my job as I love it.  My goal is to continue purchasing rental properties and do a couple of flips.  I have all the resources in place.  I speak, read and write Spanish well, so it makes it super easy to facilitate my contractors as most are Spanish speaking in my area.  All my deals are cash offer.  This scenario works best for me. I don’t need a loan; however, I’m all about using institutional money so that’s in the works as I continue to grow.  I’m definitely more on the conservative side when it comes to managing money.  At the end of the day I don’t like owing anyone a single cent.  Long term goal is to build my portfolio in real estate and retire in ten years with a nice passive income coming in.  I will manage the properties as I do not need help with that. 

I hope to meet some of you in the area!  I’m always open to learning and growing.

As someone mentioned about cutting down on your living expenses and creating a budget, I highly recommend going to the YNAB forum boards.  Purchase the sofatware to budget. It will teach you so much on handling your finances and paying off debt.  The software is around 60 bucks or so. I can’t remember.  A lot of great information there people in your situation. YNAB is You Need A Budget.  The difference in this budgeting software than others, is that you learn a lot better with hands on experience by tracking and understanding how you can manage your money all the way down to the cent.

Hi Natalie!  Love your enevery! I’m also new here. And like you I’ve done a lot of researching. I am amidst purchasing my first property and put in another offer.  My goal is to purchase 2 per year due to my work schedule.  I live near by in Plano, but investing in the Austin area.  Would love to meet other like-minded people.

I am trying to edit a report, but it won't allow me.  After the first information page, I hit the next button, but it takes me to the final report.  Is this issue common?

I work for Stewart Title, so of course I approve of this!  I love history, especially real estate.  Very cool!  Austin is my hometown :)
