Start eviction! Not paying rent or withholding rent to get repairs isn’t and shouldn’t be tolerable. Tenant should pay rent as agreed.  Period. The repair issues is separate.

@Andrew Neal Pm me please.  Would love to share a lot of what you’re looking for.  I don’t live far from some of the areas you mentioned.  The reason I’ve not done what you’re seeking is because of my long term plans in Austin.  However it’s been heavily in my mind to invest in higher end community that screams location, higher income, extremely low vacancy due to highly rated schools and rent market being high!  Let’s talk.  I think I can answer a lot of your questions

We had great section 8 tenants and I think it boils down to really getting to know your tenants and their history. They know the rules and are often very open about their plans because they don’t want to lose their voucher.  We had a single monther who had impeccable rent history.  She was a good mom and stayed out of trouble. She let it be known she wasn’t working one hour more than what was required to keep her voucher as her children were in school.  And communicating to her about our expectations in regards to keeping the home decent was always communicated clearly.  In the end it all worked out and the biggest expense was the obvious wear and tear clean up once they moved.  Both properties were sold and unfortunately right before the market boom!  A regret for sure

@Matthew Paul that’s awesome!   Nothing against realtors, but when you know you can do these transactions yourself, especially with all the resources to help you, then it’s doable.  I’ve come to understand when it comes to investors the majority of realtors don’t know how to relate.  It’s just not their main job to look out for the numbers we seek. Good point you mentioned is one or two less people to deal with when letting title company do most of the work.  I’m looking at two FSBOs right now and may pull the trigger before the weekend ends.

@Anthony Gayden great stuff!  I agree about not letting realtor convince me it’s difficult.  I actually work for a title company so that’s no issue for me as I review so many contracts myself.  I think a lot of my concerns are dealing with issues outside of the contract and handling the negotiation part.  Things like getting creative with the offers and dealing with counteroffers.

Hi everyone,

I would like feedback from those that have successfully closed on FSBOs.   How did you negotiate? What did you find was the biggest hurdle getting to closing table? Any tips approaching them?  

I'm really interested as I've not done one, all my transactions have been either listings on MLS or realtor friends.

Great thread! My business is built on teaching, guiding, and helping realtors build their business.  Some of you got it right!  It’s incredible the amount of realtors we have in our area, yet the majority lack simple skills like marketing or business planning 101!  So they are barely surviving.  The “fake it till you make it” is 100 percent applicable to them. Sadly many don’t make it!  And they leave so much money on the table.  They want the benefits of what lifestyle being a top realtor can offer, but they don’t understand the concept of how to get there.
