Welcome!  You’ve made the opposite move going to San Francisco!  I agree with those that say there are still deals out there. Knowing the area very well, analyzing each deal and checking them out is obviously going to help you out.  I’m currently looking at a duplex and even with the high taxes the prime location makes rental demand strong so it will cash flow nicely ($900 range per month). Let me know if you have any questions or wish to see the daily reports I get.  In August Austin was super hot!  But right now I’m seeing a lot of properties that are back on the market or  price reduced; all good stuff for me!

Dani- you’re a confused privileged white female.  How does that feel? So It’s ok for you to insult anyone that doesn’t fit your agenda because they are white or male?  Because they don’t talk the way you want them to?  

Message me. Call me. Let’s talk. I don’t hide behind a screen.  I can give you first hand insights of living in a third world country. You do not speak for everyone woman, not here on BP or anywhere. Period. You don’t speak for me. Period. And you don’t get to tell me how I need to speak. I say “you guys...us guys” ALL the time. It’s how I speak. If you get offended, that’s YOUR problem.  

You’re angry about something deeper and simply taking it out on this forum. Then you cancel your subscription.  Who’s the one hiding now?

@Scott Fehrenkamp I don't follow you at all. You're wanting to invest in duplex in the 78745 area with an FHA loan and it won't be positive cash flow. But you're "banking" on the future and expecting to "make" money because of that solely. So you're going to pay PMI because again, FHA loan, won't cash flow, and you barely have reserves for emergencies. Just think about your insurance deductibles for those bigger claims like hail storm. Sorry, I don't see that as something good. And I wouldn't advice anyone on that. It's like you're one paycheck or emergency away from chaos and life changing event! Furthermore I know the 78745 area very well, every street, subdivision, school and just about all the information I need to know what type of conditions the homes are in (older homes mostly that need renovations). Re think it and calculate your worst case scenario because they do happen. I don't touch anything that doesn't positive cash flow, even in Austin! I don't take such advice from anyone.

Interesting thread. I use “you guys....us guys...” all the time. I guess I’m too concerned about my projects and investments to think how that is offensive.  Whether BP is mostly man, honestly it’s just not a concern of mine.  I’m a double minority not born here and speak three languages.  It does not bother me one bit.

My problem with that scenario is your lack of funds. What happens when water heater breaks down? New roof? So while a lot of people made money by holding to rental properties in the prime areas of Austin by values going up, it can wipe you out if you're not financially prepared to handle emergencies. And given you're doing FHA it sounds like you're not in position to go through this.

Is the insurance per month or year?  Per month 300 seems high.

@Lexi Teifke please explain what you mean when you closed on Highland Heights.  Is this a new client?  Is this something you purchased?  What?  You own management company, we get that and you want to help other via your business.  I’m super curious when you speak about these deals in Austin you’re doing because they don’t sound like management jobs.

Sometimes I shake my head at the misleading information here.  If anyone wants to invest in the DFW or Austin, PM me. I’m not here to sell anything.  But if I can share information that will help someone invest  wisely, then I don’t mind sharing that!  

This weekend I viewed a house in the Dallas area. Won’t give all the details for privacy issues.  This house was renovated and the “investor” from another state hasn’t seen the home!  Oh my. It’s 150k overpriced.  I wonder where this guy gets his information from!  That house will sit for a while and won’t get what he thinks he can get.   I hate to see these scenarios.
