Depending on the population growth of the city, my property manager rented my D area property out within 48 hours to Section 8 Tenants. Granted the property was renovated and in great condition which also helps. He advertised on Craigslist that "Section 8" is welcome and got Flooded with phone calls.....

Newark NJ home delinquency is 6 times the annual rate. Look it up, as it was voted the #1 city in the nation most likeliest to crash. I have done real estate here for 13 years and saw the best of times and worst of times in the Newark market. I do know you can make good money in the right area, however, evicting tenants in Newark (essex) is the lengthiest process in the state due to their high volume. This information came from my law firm which is one of the largest landlord/tenant law firms in the state and based out of Newark.

Real estate is a risky business. If I was scared all the time I wouldn’t take these kinds of risks buying in c/d neighborhoods. Or buying RE at all.

I don’t buy in neighborhoods where I’m afraid. I don’t want to rent to these kinds of people.

This holds true. I own in a rough C/D type area and have great hard working tenants I found after proper screening. Like the local cops told me "its only 1% of the population in my city that are complete violate criminals" If you weed out the 1% during tenant screening, that leaves you with 99% of the population to pick the best candidates to rent to.

WHAT type of threats did people make against you and why??? Maybe if you can squash that then you can reduce issues
