Absolutely true. If the Cash Flow Numbers make sense in todays market they will make sense in any market. People sit on the fence so long opportunity passes them by

Door knobs / handles for sure. Maybe a shiny backsplash but everything else looks good

If you were to walk into my local housing authority and announce out loud that you are a landlord, you will be flooded with applications before you even walk out the door

Forest Heroin oh I mean Forest Hills haha...Iron Bound = over priced with no cash flow. Neighborhood has the crime spill over from Terrill Homes project, Pennington Court but is still great neighborhood. My boy got in at the right time Down Neck "ironbound" in 2013. His Same multi family now is double in price and would be Negative Cash Flow
