@Nikki Closser love this deal. You just inspired me to search for some deals like this on the mls. I’ve mostly bought off market and just this year bought my first 2 mls deals. I have experience buying with seller financing and knowing I could do it on the mls has me amped up!! Great job

@Kaylee Pratt bought a hoarder house for 20k with the intention to clean it out then evaluate some cosmetic repairs before renting it. It had good bones, had a new furnace, and a good layout. After cleaning it out and realizing it was in fairly good condition, put it up for both rent and rent to own. An out of state investor contacted us and offered to buy it for 85k. After all expenses, paying lender, etc, cleared about 60k on this unintentional wholetail. Total ownership time under 2 months. Back story on the acquisition... the seller was very flaky. He seemed like a PITA so the 20k offer was just from an exterior inspection and severely low balling him because he kept forgetting about the appointment for me to see inside the house. Never met the guy in person. I’m sure that other investors got tired of dealing with him so my perseverance paid off.

@Melanie Stephens I bought a large 4 bedroom house subject to in a part of town known for student housing. I thought I’d fix it up and rent it out to college students. The parking situation was an absolute nightmare, and I didn’t know enough about managing a GC on a large renovation like this one. I got a $35k rehab loan and the renovation ended up costing more like $75k. I was all in at 100% of the houses value and then I couldn’t find anyone to rent it because of the parking. Luckily I knew how to sell on land contract and eventually found someone willing to buy it that way, but I had to offer very favorable terms. It’s now been 3 years of receiving monthly payments. I’ve paid off my renovation loan. But at best this is a very long term break even deal. At least if/when my buyer cashes me out I’ll have some equity and a little “pay day”.

contact the big fish contracting company. they just did a roof for me which i found to be reasonably priced and professionally installed. i have used several roofers in the past and they are by far the most professional, and also comparably priced.
