Just thinking out loud here, even if the bank did show up, @Paul Amegatcher could have done the deal himself. The wholesale spread would have been gone and the margins would have been a little tight (assuming bank would not settle at all). Could have turned in to a flip or done a BRRRR with this house and kept it (depending on rents - I don't know your area at all). Always good to have multiple exit strategies.

Nicely done Paul. I think I walked away from a good wholesale deal last year without pursuing quiet title which possibly would have gotten the deal done. Now I know better.

@Sam Jones is she looking to BUY a seller-financed deal from someone else? or is she looking to SELL a property she already owns, and she is willing to finance that sale to someone else?

1) if she wants to buy, this could be difficult unless you can find a good seller-financed deal for her. however maybe you can discuss with her that you are also looking to buy some property and perhaps you could partner on a deal together where she brings some money to the table and you find the deal and manage it. you probably need to build up your relationship with her before just putting that on the table. if you use/borrow/partner with someone else's money, make sure you know what you are doing.

2) if she owns something that she wants to sell, @Casey Mericle and @Justin R. gave you some good input already

@Account Closed just curious - have you had loans called due and that is why you don't do it anymore?

James DeRoest Greg S. How do you turn down these types of applicants without violating fair housing / discrimination? For example: one of the applicants is also in a protected class?

thanks everyone for your replies. i would call this a blue collar area. 2 bedroom house that i plan to rent for 700-800 per month. not low end / war zone, but also not high end.

i am leaning toward installing a dishwasher but NOT installing a garbage disposal. thoughts or strategies either way?
