It sounds like you're in a great financial position and ready to take the leap into real estate investing!

I would highly recommend house hacking to start your investment journey. If you are able to offset, or come close to break even on your mortgage this will jumpstart your portfolio and maintain your monthly cash flow a positive direction. If you can house hack and keep your monthly passive income stable, there is no reason why you should not be able to rinse and repeat this process over the next few years purchasing multiple properties!

You have already stated in your post that you are not their parent and I would absolutely relay this message along to the tenants that cannot get along. 

I had a similar dispute between tenants when I moved out of my first house hack (not including animal issues) and they simply could not get along. You can only do so much to involve yourself in the situation as you are not living there. I would recommend going over the lease agreement with both parties to clearly outline end dates and lease break fees so you are all on the same page for your future plans.
