Post: How Long Did it Take You to Find Your First Property?

We all know it takes time to close on your first property. Before you lose patience or get discouraged, do not give up!
Personally, it took me over 4 months of analyzing the right location and finding the right type of property for my long term buy and hold strategy. After submitting over 15 offers and walking away from 2 separate appraisals/inspections for properties that were not mine had me feeling extremely discouraged that I would never find my first deal.
The place I ended up closing on, I never thought I would've been able to get into from my initial search, but without having numerous experiences being under contract and eventually falling through another door opened up. (Literally!)
There is no shame missing on a few opportunities to secure a deal. Stay patient and leave no stone unturned.

1) I'd fill out your profile fully before you do anything else! As that will at least help folks that you reach out to know that you are a real person, with a picture and professional bio. Particularly be sure to include your goals for real estate investing so that folks can help you.
2) Go to the Search bar, and look for some local members in your area! Reach out to a few of the folks, perhaps those with hundreds or thousands of posts in this forum, and connect. You can do that here.
3) Check out some of the local meetups that you can find in this forum! There are so many so be sure to filter by your location.
4) Review this comprehensive 64 page deck on the state of the 2023 housing market (in your resource page as a member of BiggerPockets!) for real estate investors put together by Dave Meyer and available for all BiggerPockets members.
5) Consider meeting with a few agents in your area even if you are just getting started! An investor friendly agent can do all sorts of helpful things, like setting you up with a search for properties or connecting you with folks who have recently done deals like the ones you want to do.
6) Consider analyzing a deal or two in your local market, just for practice, with a free use of our Rental Property Calculator (or other calculators).

Post: What lease addendums have saved you from disaster?

When I was house hacking in my first rental property, I was not aware of how many potential issues could arise without additional addendums added to my residential lease!
For example, a tenant was mad that I wouldn’t let them terminate their 6 month lease at month 2. Long story short, I now have an early termination clause that clearly outlines potential fees the landlord is entitled to if the tenant leaves early.
The benefit of having a strong lease will save you hours of those "what if" thoughts when an inevitable situation arises at one of your properties. I am not a lawyer or offering any legal advice. I am a landlord and former property manager that has learned a few lessons the hard way!
