CAR membership gives you access to the database of California forms that almost all agents in the state should be familiar with (some associations will actually have their own forms as well that you can use). I can imagine using standard CAR forms for all transactions could be something a broker is requiring.

@Terry Yeenot sure what your background is, but many people just consider it the cost of doing business (but as @Jay Hinrichs it does not need to be). The annual dues for CAR/NAR are not too expensive. I am not familiar with the website you listed but most brokers are also going to require you to have E&O Insurance if you are actually conducting business.

So when you add it up, CAR/NAR/local association/E&O/MLS/MLS fob (iPhone access is a monthly fee) I can see why you are trying to limit costs.

Are you just wanting it for yourself or do you want to work with buyers/sellers?

Ryan - the way a broker explained it to me is that by joining NAR you automatically get reciprocal membership in CAR. The board in question is Bay East AOR.

Hi Terry,

I am in the same situation as you and have been interviewing brick and mortar brokerages as well as checking out online brokerages. From discussions with the interviewing brokers I learned that you pretty much need to be a full fledged NAR member because agents on the other side of any deals you are in won't work with any agent who isn't NAR.

I am a noob, but curious if a smiliar techinique can be used in commercial - i.e. finding motivated sellers, assigning contracts, etc.  Thanks!
