Hey Everyone, I have a question. My goal is to achieve $4,000/month in passive income from TK properties, using leverage and covering the 20% down payment. I assumed for each property the following: 1. $20K down payment (including closing cost) 2. Single family homes 3. Passive income of $250/month Using this model, if I purchase 10 properties through using leverage, I will net $2500/month of passive income. Since Freddie/Fannie cap is 10 properties, once I reach 10 properties, is it better to focus on aggressively paying down my 10 TK properties to increase the amount of passive income per property? Or to continue to find other financing avenues and acquire more properties? Keep in mind my goal is to amass $4K/month of passive income. Thanks BP family.

Great insight here as I am looking into turnkey myself. From having multiple conversations with different providers I agree that it is more important who you align yourself with more than anything

Hey Everyone, I'm starting to dig deep into my research to begin TK investing this summer. In trying to find good TK providers, I'm running into the issue of distinguishing a TK provider from a TK marketer. What separates a TK provider from a TK marketer and what differentiates one from the other? Thanks in advance!

@Tom Ott Thank you! Right now I am looking at starting in Birmingham with Jonathan Mednick who I was recommended to by a friend of mine.  One thing I learned from listening to podcast was to keep my options open, buy Jonathan has been great thus far!  I'm currently doing research on the area but will definitely look at those links you posted!

@Jay Hinrichs Thanks for posting you are legend with your knowledge as I have been reading your posts for about a month now! I just started listening to Clayton this month.  My main podcasts are Cash Flow Savvy with Matt Theriault and Real Wealth Network with Kathy Fetke.  Any other recommendations?

Jeff Wallenius thanks for the reply. I've been listening to Matt Theriault for about a year now and Kathy Fetke and Clayton Morris for a month or so. Any other podcast that you recommend? I'd also like to hear the negative aspects of TK just so I have a greater idea of what I am getting myself into. Thanks!
