i great way to get into the game.. Buy a multi family house .. Live in one unit and rent the other.. Better yet live in the basement and rent both of them.. Continue working continue building your equity and continue savings those rent checks.. Nothing in life is easy.. Neither is becoming a re investor with no cash

Why are you looking for commercial as opposed to residential buildings. I would think residential has better interest rate and no balloon payments

I dont like focusing too much on Cap Rates. I feel it is a misguided number. Instead, I prefer to use COC return.
It is the same concept if I have a trading account and i use my margin to calculate my profit/loss. In trading we typicall use Cash out/ (cash in+cost of debt)
any thoughts?

I have a 10unit turnkey in north east philly giving 11.82% cap rate and 25.32% COC return with a built in 7,575 reserve every year if financed at 4% 30 year amortized.
I am always working on deals in my pipeline that fit the BRRR strategy. Let me know if ou are interested. I currently have two in my pipeline but they go very fast!
