i interest in low income neighborhood, Frankford. I would say I have done well. Yes there are issues but there is no such thing as a free lunch. I would check to see how many sales have occurred in that area in the last six months prices they sold for avg rent etc all properties need a landlord and kind u said it's a great way to get your foot in the door . one advice find a local handy man doesn't matter if he is a crack head he will do the work and do ur right at a fair price is ask that matters.

it doesn't sound right why would owner sell for 70k knowing the area is 250k.. That's a huge difference

Timara, what is the purchase price and what is the ARV?

If you are interested... I have a ten unit portfolio in Frankford, philly. Two blocks from the Frankford terminal and aria hospital. This area is ripe for appreciation in the next five years. All my properties are rented with long term great tenants. The cash flow is 5200/ month. Taxes are 3400/ year insurance is 2100/ year, water is 3600 year and trash pickup is 900 year.. All are very well kept tho two units can use some touchups and specifically new flooring which should be max 1500 for both Apartments floating hard wood.. If your interested let me know asking price is 350k.  Which comes out to roughly 14% coc if your using cash.. If financing your coc return is well over 28%!!!
