I have a 10unit turnkey in north east philly giving 11.82% cap rate and 25.32% COC return with a built in 7,575 reserve every year if financed at 4% 30 year amortized.
I am always working on deals in my pipeline that fit the BRRR strategy. Let me know if ou are interested. I currently have two in my pipeline but they go very fast!

Nathan and Oldtimer real estate investor once told me real estate is everywhere in the world you can pick and choose any real estate you want to invest in what matters the most is what works for you as an individual I think that's one thing that you really need to look at and think about what works for you as an individual would you prefer higher Cash cash flow and no appreciation or do you prefer low or decent cash flow with a potential chance of appreciation?

have you ever thought about Philadephia? I can't guarantee the appreciation but I can definitely find properties for you significantly higher than the 7% cap rate that you're looking for

Im a multi family investor in philadelphia i know that segment of the market well since i have specialozed in it. Brewerytown adnd fistown don't have many multi fam properties for brrr strategies. Frankford is a great market and I have a portfolio there.. @Pierre Streat PM me let's talk..
