i will say this - getting your real estate license does help in many ways. it helps your professional look - to regular customer-like people. it also hooks you up with the resources that the brokerage has to offer...so CHOOSE WISELY...that's if you decide to get your license.

with the license though comes headaches..especially if you want to really tear it up as a wholesaler...but really only if you're a REALTOR. not every agent is a REALTOR (member of NAR).

just my two sense lover -

DON'T START WITH SOMETHING SO DIFFICULT.

if you rent or whatever, concentrate on buying your own personal residence at a STEEP DISCOUNT. to me, this is a very conservative and smart way to start, especially if you have no cash or very little of it.

the KEY is to buy LOW. be creative, put out an ad as a buyer...just beware of people trying to scam you.

start looking at homes for sale in your area. talk with some realtors.

it's NOT rocket science.

the key is to F O C U S.

don't get bogged down with all this rei stuff that really has no place in the noob's repetoire. start S I M P L E...

build from there.

first things first - it is NOT a "job"...it's a BUSINESS. and it's YOUR BUSINESS.

hook up with other agents, form a team, split deals, build a network. do seminars, etc.

start with an associate broker who's a TOP PRO. work your butt off - getting appts - fsbo and exp calling...or whatever the top pro does - do it.

just make money, and as much of it as you can. it's a numbers game.

if you want to do 60k this year (remainder of year) you'll need to do say 6.6 million in total volume - in order to achieve this, you'll need about 5 appointments a WEEK. in order to get 5 appts a week, you, your broker and the team will have to tirelessly call, knock on doors, farm mailings religiously, etc.

you start with your sphere of influence - who you know. and hit them over and over. every time you talk to someone, give them a business card. give out 25 a week. put them at the local shops. do whatever you have to. this ain't no job. if you treat it like a job - you'll make like 40k a year and that's crap. loser city.

Any challenge facing you is not as important as your attitude towards it, for that will determine your success or failure.

Living by this principle takes practice on a daily basis. Without practicing this everyday, you will undoubtedly forget about it and continue doing things the way you normally would. Your chances of falling backwards, instead of choosing to move forward will be inevitable.

Re-read the above comments and replace the “you’s” with “I’s” and the “your’s” with “my’s”, etc. For instance, “The attitude I bring to everything I do and every interaction I experience will shape my life.” Have fun with it and remember to keep things “in the eye“…

hey deb,

well if you're referring to foreclosures in the paper - the ads that say something like, "foreclosures in your area 3Br 1Ba for 10k call 1800..."

that's a company that advertises their "services" for finding foreclosures and they're a dime a dozen.

if you're thinking of buying a foreclosure to fix up and live in, that may be a very good choice, but you have to really know what you want to buy, how much you want to pay and how you're going to finance it (that's huge).

good luck! just don't pay market value!!!!!!!! 30% Below Market Value - minimum...and that's easier said then done...but very doable.
