@Boruch Vann welcome and thanks for being a member of the community!

The foreclosures tool is technically a 3rd party service we host on our site. It is not included in your Pro membership (though we are in the process of incorporating more deal finding tools in the Pro membership in the near future so keep an eye out), so that is why you have to input your cc information.

You are still able to view and find foreclosures on the platform but if you want to move forward with a purchase you would have to input your cc information so that you can obtain the property details in order to get the offer process going.

thanks for the question and thanks for the feedback.

@Ryan Leake i like that idea as well, we do have some priorities we are working at before we start to see what a new app might look like but we once we get to that point we'll definitely keep the community up to date on announcements.

Thanks for the feedback

@Brian McMullen are you selecting address instead of zipcode when you type in the address? if so then this could be a bug on our end and we can look into it. Thanks for the feedback.

@Vittorio Millan hey thanks for joining and to answer your question, you would first have to set up an account with foreclosures.com. then you would be able to access the property information including who to contact to move forward with an offer. The status of the property will determine how you move forward (auction, pre-foreclosure, foreclosure etc.) Hope this helps.

Quote from @Bruce Woodruff:

I am not currently looking (for a variety of reasons) but if I were, I would do what I always did.....drive around by myself for days, weeks, months...eat at the local taco shops, drink at the local bars.......find the neighborhoods that feel right, look right, smell right. (yes you can smell it). Find that line where gentrification is happening and where you think it is going to move. Buy a distressed house, the worst you can find. Make it beautiful, sell, repeat.

This is not to be confused with BRRR. R. R. or however many Rs they're putting there nowadays....

@Bruce Woodruff i like this, I believe even with great technological solutions that does a lot of this already (except smell😂) there's still high value in doing some boots on the ground reconnaissance as i like to call it.

is it the market/economic conditions why you're not actively looking for deals right now?

Quote from @Andrew Vincent:

I don't have too much personal experience, but I think having a Realtor that is investor friendly would be a huge advantage! Even better if they have some skin in the game themselves. I think also having patience with how the market is because there are going to be some deals that you really want that just don't work out. Just my two cents from what I've learned from my readings and listening to podcasts.

I agree with you, Andrew. Having a good Realtor on the team definitely would be helpful. I have also have heard and read looking for off market deals, driving around the area for For Sale signs, looking for motivated sellers and networking helps.

@Hannah Howe networking definitely helps and if you don't have the network then finding a realtor who does will give you that extra advantage.
