@Damian Mandina welcome to the holy grail of real estate info. I currently invest in marigny bywater area. Like the guy above me said property values are steadily increasing. Bought a homepath property for 41k had to put 10% down and closing cost were around 4k. I used Wells Fargo and I'll never use them again. You would think I was making a 1million dollar loan with all the information they needed.
@Eric P. I thought they stopped the homepath mortgages?

own 2 duplexes and one SFR going to the bank Friday to refi one of the paid off duplexes to find another multi.

I invest in a somewhat gentrification process area that you could say is pushing the war further away. They are not corporate tenets mostly work in bars ,restruants ,or musicians I. The New Orleans area. In 2 years I have never had any issues with my tenets sometimes late but never had to evict.

I have had success going on craigslist under rents and even though the properties are not for sale still ask if they are interested in selling. A lot of times they say no but a few times they came back and said no but I have another property I may sell.

Only problem I see with using heloc on a investment property is not many banks will do this. I have called around 10 banks in the New Orleans area and most want to do some type of commercial loan.
